During the session, he shared insights on two major disruptions that have already reshaped Singapore’s built environment, as well as two emerging disruptions that are set to transform it even further.

1. Performance-guarantee contracts powered by accurate, real-time data
Moving from promises to accurate and real-time measurements has helped Singapore score big environmental plus financial wins.

2. Unlocking proprietary Building Management Systems
Unlocking proprietary BMS systems which opens up competition and innovation that drive MORE: Manpower & Operational productivity, Reliability, and Energy efficiency.

3. Predictive & demand-based maintenance
With performance guarantees and open BMS becoming the norm, and with intense tightening of foreign labour availability in Singapore, the prevailing periodic maintenance practices will soon be disrupted. Facility owners will be forced to transform from the prevailing practice of “people-heavy, technology-light” to “people-light and technology-heavy”, forcing the industry to adopt predictive and demand-based maintenance as the new norm.

4. Immersion liquid cooling for AI servers
Direct-to-chip liquid cooling is the prevailing solution to cool super-hot AI servers. An imminent disruptor is immersion liquid cooling, which I predict will be the next frontier for sustainable AI data centre cooling.

The discussion with senior leaders from across the built industry was highly interactive and inspiring. It’s encouraging to see NTU nurturing industry leaders to turn sustainability ambitions into real, verified performance.

During the panel discussion, Steven shared insights from M&V’s journey as an SME navigating expansion in the energy efficiency sector. The session covered key topics such as:

He also highlighted the growing demand for energy efficiency solutions, especially as climate change continues to accelerate. In this space, SMEs like M&V have a unique opportunity to stand out by offering proven, sustainable practices—from green building design to transparent energy reporting.

M&V made its first foray into the Malaysian market in 2018, with the goal of scaling operations and replicating its success in Singapore. The move was part of a strategic plan to demonstrate the scalability of its proven business model to investors and clients.

However, the journey was not without its hurdles.

“Many energy services companies succeed in Singapore because the government is pushing energy efficiency very strongly,” said Steven Kang, Managing Director of M&V. “If your building consumes too much energy, by law, you have to do something about it. In Malaysia, they encourage [energy efficiency], but they don’t make it mandatory.”

Without similar regulatory requirements in Malaysia, M&V faced difficulties in securing local clients. Additional challenges included unfamiliar business cultures, limited local connections, and administrative complexities related to staffing and operations across borders.

Despite these setbacks, M&V Malaysia managed to sustain its presence. A key factor in its survival was the continued partnership with Singapore-based clients who expanded into Malaysia and brought with them the same high standards for sustainability and energy efficiency.

These experiences reflect broader issues highlighted at the recent ASEAN Summit, where leaders—including Singapore Prime Minister Lawrence Wong—called for greater integration of services across the region. While ASEAN has eliminated tariffs for nearly all goods traded within the bloc, barriers to services trade remain significant.

“Beyond trading in goods, we should also accelerate trading in services. This is also an important part of the economy, and we can do more to facilitate this,” PM Wong said.

His paper, “Future-Proofing the Built Environment: Predictive Facilities Management and Green Data Centre” addressed how climate change, business change and innovative technologies will disrupt the design and facilities management of buildings and data centres.
